Construction Value
CalSTRS adopted a team-build approach to building construction: all development and construction
team members began and finished the project together. This approach reduced planning time,
development and construction costs. The result was a net $13.2 million savings in construction
costs.

Years of careful planning and consideration of more than 35 site locations led to construction
savings, which include:
- $2 million using the team-build approach
- $2.8 million bidding the steel and glass early in development
- $2.1 million integrating interior improvements to shell and core
- Estimated $3.2 million with guaranteed maximum price with contractor
Green Sustainable Design Value
Responsible environmental stewardship also makes fiscal sense. The green design features improve CalSTRS
operational efficiencies and save money, including an estimated $130,000 annually in electricity costs.
High performance, sustainable architecture reduces the impact we have on natural resources. From the
building's east/west orientation to the use of plaster made from recycled glass, CalSTRS commitment to
sustainability mirrors its commitment to securing the financial future of its members.

- Concrete base flooring made with recycled rocks, marble and glass
